What to Expect During a

Home Sale Transaction

Sellers don’t like surprises during a real estate transaction. That’s why I invest the time with them going over all the things that will take place from the time the listing agreement is signed up until closing. Here’s the timeline for you.

1.- Listing Agreement and Disclosures: Review and sign all necessary documents.

2.- Net Proceeds Analysis: Receive a detailed analysis from my title company to estimate your profit at closing.

3.- Marketing Schedule: Discuss the first month’s marketing and advertising plan.

4.- Review any repairs or remodeling: My concierge staff contacts each vendor to coordinate appointments with you. This includes any items inside and outside the house. We will provide you with the full TO-DO list and get your approval to proceed.

5.- Advance Inspections: Schedule inspections for property, roof, pool/spa, HVAC, termite, etc.

6.- I will review the inspections with you to determine what improvements need to be made to make the home as marketable as possible.

7.- If you’re buying another home, we’ll discuss details and connect you with my top 3 lenders for a pre-approval that enhances the attractiveness of your offer.

8.- If needed, we’ll meet with the staging designer to decide on enhancements that maximize your home’s appeal for top dollar.

9.- Once the staging is completed, we’ll schedule all photography and video appointments and give you our seller TO DO list about what needs to be done to prepare the home for photography/video.

10.-The marketing begins.

11.- Arrange a moving company and ensure the house is cleaned the day before closing, typically 30-45 days after contract acceptance.

12.- We’ll place an electronic lockbox on your house to provide easy access to the buyer’s agents.

13.- MLS insertion. Once the data is listed on the MLS, we will provide you with its content for approval.

14.- Initiate the first month of marketing and advertising soon after signing the listing. Some strategies take 1-3 months for publication, ensuring everything aligns for a timely public exposure when the home is ready.

15.- We will provide you with a schedule of all the marketing and advertising we initiate so you can track when each program is initiated.

16.- Our concierge service will seek your approval for buyer showings, and for vacant homes, our team will provide updates on showings and feedback.

17.- Three open houses are planned with your approval. The first, TGIF Broker’s Tour, is on Friday from 3 pm-4:30 pm. The second, a VIP Neighborhood Open House, follows from 4:30 pm-7 pm, with 200 mailers sent to neighbors. These catered events strategically target agents and neighbors on their way home from work. Additional open houses may be on Saturday and/or Sunday from 12 pm-3 pm for the public and brokers with weekend availability.

18.- Our marketing persists until the first offer, signaling the start of negotiations. Once we receive an offer, I’ll send you the contract via email. We can discuss it in person, via Zoom, or by phone, accommodating your preferences, even if you’re out of the area or on vacation. My priority is to swiftly secure an agreed-upon contract.

19.- Provide a win-win counter to the buyer(s).  If multiple offers happen, we will either counter the top offer or counter the top 2-4.

20.- Once we’re in contract, I will oversee the buyer’s inspections, review the results with you, and negotiate the best terms and conditions for you.

21.- We’ll send you a calendar of events summary that you can keep handy as the days tick by until closing. We’ll pay very close attention to each contingency date i.e., inspections, disclosures, HOA, lending, etc., and make sure the buyer’s agent follows up accordingly.

22.- After all the contingencies are removed, we’ll help you with any repair list and recommend high-quality vendors for any repairs.

23.- The buyers and agent will do their final “Walk Through” the day before or the morning of the closing.

24.- The escrow company will send you their final figures to review a few days before closing. If there are any issues, I am there to make sure everything is completed in a timely manner.

25.- We meet at the closing company’s office 1-3 days prior to the closing so the escrow closing representative can go over every item and show you where to sign.

26.- The day before, or the morning of, I will do my personal “agent walk-through” to make sure everything is ready for the closing.

27.- On closing day, buyers secure ‘bank funding,’ sign final documents at the escrow company, and upon completion, you’ll receive funds via a certified check or a wired transfer.

28.- If there is a “rent-back” agreement, I’ll review the documents and obligations involved.

29.- And finally… the sale is complete your profits are in your bank account.
