Understanding the Shifts in Housing Market Dynamics

Recent statistics indicate a robust real estate market in San Diego. In 2023, the median home price rose by 9%, reflecting a strong demand for properties. Additionally, homes are spending an average of only 27 days on the market, showcasing a swift sales process. That’s great for sellers and challenging for home buyers.

Even with this type of demand, some homes are staying on the market for months. Why? Three reasons. 

  • #1- the agent overpriced the home.
  • #2- The agent does a poor job at marketing.
  • #3- The home is in poor shape. Most buyers desire a home they can move into right away without any upgrades or remodeling. It’s typical that only real estate investors buy the ugly houses and they try to get them 20%-50% under market value.

With low inventory levels, the market remains competitive. Homes in desirable neighborhoods are often receiving multiple offers, driving up their final sale prices. This trend emphasizes the importance of presenting your property in the best possible light through effective staging.

Market Projections: A Closer Look

As mortgage rates decrease from their high of around 8% in October 2023, national researchers are predicting a nice shift upward in home sales in 2024. Historically, approximately 6 million homes are sold annually in America. There were only 4.3 million homes sold in 2023. Some real estate research firms are predicting both an increase in unit sales and home prices in 2024. This is due to the decreasing mortgage rates (about 6.5% in Jan, 2024) which allows more home buyers to qualify for a home loan and motivates home sellers to move because the rates are more reasonable.

The Silver Lining: Rising Home Values

Despite the national market’s tightness, characterized by low inventory and higher mortgage rates, there is a silver lining. Most areas are anticipated to experience an appreciable increase in home values throughout 2024. Zillow’s forecast indicates a 4.9% rise in the Home Value Index in the coming year, a slight adjustment from their earlier projection of a 6.5% surge. While certain regions might experience a decline, the majority of neighborhoods are witnessing an uptick in home values due to severely limited inventory.

Seller’s Market Dominance Continues

The current landscape still favors sellers, with a surplus of buyers and a shortage of available homes. This trend is projected to persist through 2024.

There will always be some ‘motivated’ sellers and some ‘unmotivated’ sellers. The motivated ones create the market trends. These are people who have to move due to a job change, divorce, death in the family, foreclosure and other reasons. These sellers price their home right and that correct pricing gets the offers. The unmotivated sellers that overprice their homes are the ones that sit on the market for months and often don’t sell because they weren’t priced properly.

Challenges Across the Realty Spectrum

The constrained market and limited available properties have presented challenges for professionals across the real estate sector. This encompasses realtors®, mortgage lenders, title companies, escrow services, moving companies, handymen/women, property inspectors, appraisers, and more. Many individuals are opting to exit the industry in search of more stable employment options with regular paychecks. However, for dedicated realtors® who view real estate as a full-time career, this evolving landscape presents a favorable outlook.

Quality Over Quantity: A Positive Shift

During the height of the COVID-19 pandemic, a surge in real estate license acquisitions led to a saturation of the market. However, as the realty sector experienced a significant slowdown in 2023, newer agents discovered the challenges of the profession. This has resulted in a substantial exodus of inexperienced agents. According to a prominent real estate coach, an agent is now leaving the business approximately every 37 minutes. This trend benefits both sellers and buyers, as seasoned “career” agents with years of experience remain in the market, while less seasoned agents who may occasionally encounter difficulties due to their limited expertise are exiting the business.

Leverage Cutting-Edge Marketing

Choosing a highly experienced agent with advanced marketing skills is your #1 responsibility. Choose an agent that’s been in the business for 2-3 decades, has closed hundreds of transactions, is a sales and negotiations expert and, most importantly, is a pro in marketing.

In the midst of changing tides, the 2024 real estate market demands strategic thinking and a well-informed approach. As mortgage rates soften and sales trends shift, both buyers and sellers face new challenges and opportunities.
